  2. Phase 2TourDay 2–14

    See It, Walk It, Ask Every Question You Have

    • Schedule an in-person showing at any time that suits your schedule, including weekends.
    • Take a live virtual tour from anywhere in the country — complete with video walk-through.
    • Meet directly with a HC Residential Home Advisor who knows every detail of the home.
    • Inspect finishes, systems, and energy features firsthand.
    • Bring your contractor, inspector, or lender — we welcome it.
  3. Phase 3OfferDay 7–21

    Make Your Offer — We Respond Within 24 Hours

    • Our homes are priced all-in — no negotiating over upgrades or hidden lot premiums.
    • We use a straightforward Minnesota purchase agreement — no opaque builder contracts.
    • You will have an earnest money amount, closing timeline, and contingencies clearly spelled out.
    • We respond to every offer within 24 hours — often same day.
    • We work with buyer agents and welcome your representation.
  4. Phase 4FinanceDay 10–60

    Secure Your Financing — We Know Lenders Who Move Fast

    • Conventional, FHA, VA, and USDA loans all accepted — we have seen them all close.

    • Typical financing timelines run 21–45 days with a prepared buyer.

  5. Phase 5Move InDay 30–120

    Move-In Day Is the Beginning, Not the End

    • Complete a final walkthrough with your Home Advisor before closing — punch list in hand.
    • Closing is handled by a licensed Minnesota title company, in-person or remotely.
    • Receive a full warranty orientation covering your 1-year workmanship, 2-year systems, and 10-year structural warranty.
    • Your Warranty Coordinator is a named contact — a real person you can call.
    • We check in at 30, 90, and 365 days after move-in to make sure everything is right.
